Most tanks last 8 to 12 years. Hard water and skipped flushes shorten that; a yearly flush helps it reach the long end.
Both. If the tank itself is sound, we fix the part that failed. If the tank is leaking, replacement is the only real fix and we'll say so.
Yes. Our installed price includes the permit where one is required, seismic strapping, and hauling away the old tank.
