Between tenants, we handle the plumbing side of getting a unit rent-ready — fixture swaps, angle stops and supply lines, water heater service, and anything that failed an inspection.
Vendor perks
Two things drive most of our commercial work. The first is emergency response — a unit with an active leak or a sewage backup is a habitability problem with a clock on it. The second is sewer laterals, which come up whenever a building changes hands or goes through a major renovation in EBMUD's service area.
We do camera inspection, repair or replacement, and the compliance paperwork, so a lateral requirement becomes a scheduled line item rather than a scramble during escrow. More on sewer lateral compliance.
