A tank water heater lasts 8 to 12 years. Under 8 and the problem is usually a repairable part — a thermocouple, an element, a thermostat. Past 12 with rusty water or moisture at the base, replacement is the honest answer, and we'll say so rather than sell you a repair that buys six months.
If it's actively leaking from the tank itself, there's no repair. A tank that's rusted through gets replaced.
