Signs the sewer line itself is the problem
- Multiple fixtures backing up at once — that points to the main, not a branch
- Gurgling in the toilet when the washing machine drains
- Sewage odor in the yard or around the cleanout
- A patch of lawn that's greener, softer, or sunken
- Repeat clogs in the same line despite clearing
- Slow drains throughout the house at the same time
We find it before we quote it
Nobody should be quoting a sewer replacement without seeing inside the pipe. We camera the line first, locate the problem, and show you the footage. A single cracked section thirty feet out is a very different job from a line that has failed end to end — and the price difference is substantial.
What's usually wrong
Root intrusion
Roots find the joints of older clay and cast iron pipe, work in, and then grow. This is the most common sewer problem in older East Bay neighborhoods, where mature street trees and original clay laterals sit side by side.
Age and material
Homes built before the 1970s often still have the original clay or cast iron lateral. Clay becomes brittle and cracks at the joints. Cast iron corrodes from the inside until the wall thins and fails.
Bellies and settling
Ground movement leaves a low spot where waste collects instead of flowing. The East Bay has plenty of ground movement.
Crushed or offset pipe
Vehicle weight over a shallow line, or a joint that has shifted so the two sections no longer meet cleanly.
Your options
Spot repair
Where the line is sound except for one failed section, we dig and replace that section. Least disruptive, least expensive, and the right answer more often than people expect.
Trenchless replacement
Where the yard, the pipe route, and the access allow it, trenchless methods replace the line without opening a trench across the whole property. It preserves driveways, patios, and mature landscaping. Not every property is a candidate — the existing line's condition and route determine that, and we'll tell you honestly after we've seen the camera footage.
Full open replacement
When the line has failed along its length or the route rules out trenchless, we replace it conventionally and restore the surface.
Permits and inspection
Sewer lateral work is permitted work in East Bay cities, and the inspection is part of the job, not an afterthought. We tell you what the permit requires for your city and handle the process.
