Is tankless right for your house?

Tankless units heat water on demand instead of keeping 40 or 50 gallons hot around the clock. That means you don't run out mid-shower, and the unit takes up a fraction of the wall space a tank does. Most last 20 years or more — roughly double a tank.

The honest caveat: retrofitting one into a house built for a tank sometimes needs work beyond the unit itself. Gas lines are frequently undersized for the burst demand a tankless draws, and venting requirements differ from a tank. We check both before quoting, because that's where a cheap online price turns into a surprise.

Condensing units with high efficiency ratings and a strong reputation for recirculation models — worth looking at if you have a long run between the heater and the far bathroom. Their NPE series is what we install most often.

Rinnai

Long track record and widely available parts, which matters in ten years when something needs replacing. Straightforward to service.

Noritz

Another well-established option with good mid-range models.

We're an authorized dealer for every brand we install, which means factory pricing, genuine parts, and full manufacturer warranty coverage on everything we put in. It also means we're not tied to one line — we recommend based on your gas line, your venting path, how many bathrooms draw at once, and your budget.

Hard water and tankless in the East Bay

If you're in Dublin, Pleasanton, Livermore or anywhere else on Zone 7 water, descaling matters more than the brochure suggests. Hard water scales the heat exchanger and shortens the unit's life significantly. We install with isolation valves so descaling is straightforward, and members get it handled as part of the annual visit.

Every price covers a standard installation — equipment installed or replaced where the existing water, gas, electrical and venting are already in place and to code.

What we commit to

  • If your setup needs work beyond the standard install, we tell you before we start — the difference in writing, for you to approve
  • If you'd rather not proceed at that point, you cancel and we refund in full
  • Five-year warranty on our workmanship
  • Full manufacturer warranty on the equipment — we're an authorized dealer, and we handle the claims for you
  • Permit pulled and inspection met where the work requires it
  • Old equipment hauled away and the area left clean

What we ask from you

  • Accurate information about your setup when you order — fuel type, location, and anything unusual about access
  • Clear access to the work area, with pets secured, on the scheduled day
  • Someone 18 or over at the property to approve the work and accept the install
  • At least 24 hours' notice to reschedule, so the slot can go to someone else
  • Payment on completion, as agreed before we started

Special-order equipment is ordered specifically for you, so cancellations after it ships may carry the supplier's restocking fee. We'll tell you before ordering if that applies.

How much does a tankless installation cost?

It depends on the unit and whether your gas line and venting are already suitable. The estimate is free and we give you a written price before starting.

Do I need a bigger gas line?

Often, yes — tankless units draw a much higher burst than a tank. We check the line size during the estimate rather than discovering it mid-install.

How long do they last?

Typically 20 years or more with maintenance, roughly double a tank heater. Descaling is the main maintenance item, especially on hard water.

Will I really never run out of hot water?

Not from capacity, no. But there's a flow limit — running two showers and a dishwasher at once can exceed a smaller unit. We size for how your household actually uses water.
